DSCR term

Debt Service Coverage Ratio (DSCR)

A ratio that compares net operating income to debt service for an investment property.

Investor note: A higher DSCR generally means more income cushion, but lender partners also review credit, reserves, collateral, and program rules.

Net Operating Income (NOI)

Rental income minus operating expenses before debt service.

Investor note: NOI should use supportable rent and realistic expenses so DSCR is not overstated.

Debt Service

The loan payment used in the DSCR calculation, typically principal and interest or another lender-defined payment measure.
